Adverse Possession Time Periods: Connecticut requires 15 years of continuous, open, notorious, hostile, and exclusive possession for adverse possession claims. For prescriptive easements, the period is also 15 years of continuous use.

Recording Requirements: All real estate conveyances must be recorded in the town clerk's office where the property is located. Recording provides constructive notice and establishes priority. Deeds must be acknowledged before a notary or commissioner of the superior court.
